These Terms of Use shall become effective as of October 13th, 2026.

These Terms & Conditions govern use of legacypropertybuyers.io and sellyourproperty4cash.com and participation in the Legacy Property Buyers messaging program.

Both websites are operated by Legacy Property Buyers LLC (“Legacy Property Buyers,” “we,” “us,” or “our”). Sell Your Property for Cash is our marketing brand, not a separate company.

1. Website use and property inquiries

You must be at least 18 to submit a property inquiry. Provide accurate information and only submit contact details you are authorized to use. Do not impersonate another person, submit someone else's information without permission, or interfere with the websites.

Submitting a form requests an evaluation of your property. It does not obligate you to sell or obligate us to buy. An inquiry, preliminary discussion, or website statement does not guarantee an offer, price, closing date, or transaction.

Depending on the property and a separately agreed arrangement, a transaction may involve a direct purchase, assignment of contractual rights to another buyer, or a sale arrangement involving a licensed real estate agent and another buyer. The price, costs, responsibilities, contingencies, and timing are set out in the applicable signed agreements.

2. Separate transaction agreements

Real estate transactions require separate written agreements. Those agreements control the transaction and prevail over these website terms if there is a conflict. These website terms do not amend an existing purchase, assignment, novation, or other transaction agreement.

Website content is general information, not legal, tax, or financial advice.

3. Legacy Property Buyers SMS program

Program: Legacy Property Buyers property-inquiry and follow-up messaging.

Enrollment: You may enroll through a separate, affirmative SMS opt-in on our forms or another consent method appropriate for the messages involved. Providing a phone number or using the website alone does not enroll you in recurring marketing texts. Your permission applies to Legacy Property Buyers LLC and the messages described when you opt in.

Message types: Messages may include responses to property inquiries, photograph requests, offer discussions, selling options, appointment reminders, transaction updates, and promotional follow-up about selling a property. Messages may be sent manually or through automated technology, within the scope of your consent.

Frequency and cost: Message frequency varies. Message and data rates may apply according to your carrier plan.

Voluntary consent: Consent to marketing calls or texts is not a condition of requesting an offer or purchasing any property, goods, or services.

Opt-out: Reply STOP to any message to stop texts. We also honor other clear opt-out requests as required by applicable law. You may receive one nonpromotional confirmation message. We do not resume consent-based messaging unless you provide renewed permission. Opting out of messaging does not cancel a signed real estate agreement.

Help: Reply HELP or contact legal@legacypropertybuyers.io or (602) 354-9574. Contact us through those channels if an SMS command does not work or you want calls or marketing emails stopped too.

Your number: Use a number you are authorized to provide. If you give up or change the number, notify us so we can update our records.

Delivery: Message delivery depends on carrier and network availability. Carriers are not liable for delayed or undelivered messages. Do not rely on SMS alone for a contractual notice, deadline, or urgent matter; follow the notice provisions in the applicable signed agreement.

Privacy: Our Privacy Policy explains how information is handled. Mobile information and SMS opt-in data or consent are not shared with third parties or affiliates for their marketing or promotional purposes.

4. Website content and third-party links

Website content belongs to us or its respective owners. You may use it for personal evaluation of our services, but may not copy or exploit it commercially without permission.

Links to third-party websites are provided for convenience. Those websites have their own terms and privacy practices.

5. Website availability and limitations

To the extent permitted by law, the websites and general website information are provided as available, without a guarantee of uninterrupted access, accuracy, or suitability for a particular purpose.

To the extent permitted by law, we are not liable for indirect or consequential losses resulting solely from use of the websites. This provision does not waive rights or remedies that cannot lawfully be waived, excuse unlawful conduct, or override obligations in a signed transaction agreement.

6. Changes and contact

We may revise these terms by posting a new version and effective date. Revisions apply prospectively and do not retroactively create consent to marketing, change a signed transaction agreement, or expand the scope of an existing messaging opt-in.
